Southern Housing Group won the award for Best Large Development at the National Housing Awards for their development at Bow River Bridge.
Southern Housing Group’s Bow River Village is a multiphase mixed tenure development, leading the regeneration of Bromley-by-Bow. Replacing a collection of derelict warehouses, the development sits in a formerly disused area alongside the River Lea. Upgrading the locality, the scheme creates a significant new public realm and play spaces, with a dramatically improved riverside walk and the highest quality housing, home to a thriving and growing new community of first time buyers, young couples and families.
Now complete and fully occupied, stage one prioritises first time buyer home ownership. There are 219 properties, including an impressive 86 one, two and three-bedroom shared ownership apartments, alongside 26 outright sale, 48 PRS and 49 affordable rent homes.
Stage two, a £36 million phase of 112 new homes will launch September 2018, with completion scheduled for 2019. 35% of the homes will be for affordable rent, with a further 16 shared ownership homes. A high proportion of outright sale properties will be priced to attract first time buyers.
Judges' comments
This scheme is a truly multi tenure development, well executed to a very high design standard, on a large scale with many benefits for the local community. The judges agreed that it made the best of a river location in a challenging location, and delivered an interesting and attractive design solution. They liked that there was a good focus on community in its design.
