The Hyde Group and Rydon were the winners of the Best Regeneration award and were crowned the overall the National Housing Awards 2019 for their scheme Packington Square.
Packington Square embodies the spirit of Islington. Underpinned by a commitment to forward-thinking design and innovation, the six-phase scheme has delivered 790 mixed-tenure properties – including 491 affordable homes – alongside commercial units and community facilities. In its conception and delivery, it represents the very best of residential-led regeneration.
During the course of the project, the six-phase scheme delivered:
- Phase 1: 127 social rent homes, energy centre, canal side workshops, youth centre and adventure playground.
- Phase 2: 142 homes comprising 81 private sale, 61 social rent and communal spaces, community centre, dentist surgery, children’s centre and a number of retail units.
- Phase 3: 156 new homes comprising 33 private sale and 123 social rent.
- Phase 4: 161 new homes comprising 82 private sale, 73 social rent and six shared ownership.
- Phase 5: 100 new homes comprising 35 private sale, 23 shared ownership and 42 social rent.
- Phase 6: 104 new homes comprising 69 private sale and 35 social rent.
Judges' comments
We would like to praise the winners for their commitment to affordable homes. It was great to see so much social rent in a mixed tenure scheme that resists the temptation to capitalise more than necessary on a high value area.
