L&Q were the winners of the Best Large Development award at the National Housing Awards 2019 for their scheme Parklands.

One of the UK's largest and most significant new developments, Barking Riverside is transforming a 2km stretch of Thames frontage in London’s most accessible new neighbourhood for first time buyers.

An expansive 15 year project, delivering 10,800 new homes and 65,000 sqm of commercial space across the 443 acre site, Barking Riverside is a partnership between L&Q and The Mayor of London, and is the capital’s only ‘Healthy New Town’. The masterplan will be built around integrated health and wellbeing principles, with services including a GP surgery, sports facilities, open spaces and parkland, as well as seven new schools (four of which are already open).

L&Q’s Parklands is the first collection of 300 new homes as part of the new masterplan by Lifschutz Davidson Sandilands, and is a landmark step for Barking Riverside. Parklands sets a new industry standard for brownfield developments, and is the first step in realising the vision for East London’s brand new neighbourhood.

Judges' comments

One of the largest and most important housing regeneration brown field sites in London if not the UK . L&Q have got off to a great start on this unique and place shaping development. The homes offer a wide range of price points and types and are both suitable and affordable to the local market place.

We see so many bland and sterile developments in Britain and we're delighted this isn't one of them! We really like all of the attention to detail, the focus on place-making, the streetscape, the importance of integrating nature and space to play, the design detail with brick-work facades, a mix of contemporary blocks and town houses...we could go on!

And we love that the street names have been selected by the local community, nodding to both the history and unique ecology of the area – connecting new residents to the area with Barking’s rich culture.
